When I Represent Buyers
As a Realtor Professional, my job is to stay abreast of market conditions and assist my clients in real estate transactions utilizing that knowledge. But how does that actually benefit you? The answer lies in the pricing and terms of offers or counteroffers. When I represent a Buyer, my fiduciary (financial) responsibility is to the Buyer and not to the Seller as some people might mistakenly think. So I am constantly counseling my Buyers on how to position their offer to have the best chance to purchase the property at an advantageous price for them with the terms of sale that they desire.
For example, I always put into my client's purchase offer that the seller is to pay for a one year home warranty including any pool equipment if present on the property. Another example is that I review the title company's settlement statement to avoid any errors that might cost my buyers money. You would be surprised how often I have saved my clients money at the close of escrow.

When I Represent Sellers
When I amrepresenting Sellers, my fiduciary responsibility is solely to them and I counsel Sellers on ways to take advantage of market conditions to sell their homes quickly at a price that is attractive to Buyers yet still brings top dollar in relation to their neighborhoods.
I provide the highest quality marketing services for my clients. I pay attention to every detail and reach out through both technology such as multiple internet sites and Blogs as well as through my personal network of Realtors throughout the Valley (1,700 alone in Realty Executives) who often have buyers interested in properties I list for sale.
It is when markets change dramatically, such as they have over the last year, that Buyers and Sellers need the services of a Realtor Professional the most and I look forward to working with you.
