Scottsdale is one of the top-rated cities to live in America and has many excellent communities.  CNN/Money.com's Best Places currently ranks Scottsdale as number 35 out of all cities in the country.

In October of 2005, the NBC Today Show featured Scottsdale as one of the 100 Best Communities for Young People to live. We couldn't agree more as our children love it here in Scottsdale and they also enjoy the recreational activities available. 


Community Information

We have over 225,000 residents the City of Scottsdale.  According to the Greater Phoenix Economic Council, that number has grown by 72% since 1990.  Scottsdale is over 30 miles long from the north end, which borders Carefree, to the south end at Tempe.  It extends from Phoenix on the west to Fountain Hills on the east, a distance of about 8 miles.

Considering the vastness of the city, how does one begin to search for the right community, let alone the right house - especially if you’re a newcomer to our wonderful city?  Well, by reading through this “Explore Scottsdale Communities” section, we hope to provide a head start for you.

Scottsdale Luxury Home North Scottsdale!  Everyone who’s lived here in the Valley for any length of time, or who has visited the Northeast Valley, has a mental image of North Scottsdale.  For many, it is golf.  For others, the words luxurious living comes to mind.  For those fortunate enough to be able to experience the ultimate desert lifestyle, it will be a combination of many things, including luxurious golf communities, great shopping, mountain views and/or city light views, wonderful quality of living, high-quality schools, terrific restaurants and great convenience to everything.

Some of Arizona’s most luxurious and beautiful communities are found in North Scottsdale and most have one or more golf courses.  Troon, Ancala, The Boulders, Desert Highlands, DC Ranch, Silverleaf, Estancia, Desert Mountain, Grayhawk, McDowell Mountain Ranch, Whisper Rock, Pinnacle Peak, and Winfield are among the communities in North Scottsdale.

For outdoor enthusiasts desert hiking abounds, and there are plentiful bike trails (both paved and natural) and jogging paths.  Fishing and boating, skiing and rock climbing are all readily available and enjoyable at nearby recreational areas such as Bartlett Lake, Lake Pleasant and Lake Saguaro..

And North Scottsdale is cool!  Well, cooler, anyway.  At a higher elevation than most of the Valley, temperatures here can actually be 5-10 degrees cooler than the Valley floor.

The "Heart of Scottsdale"

"The Heart of Scottsdale" is an area in North Scottsdale that is very popular to live in for both year-round residents and winter visitors alike.  You'll find an extensive array of communities and a wide variety of homes, condominiums and townhomes in all price ranges.

Geographically, this area commences from Indian Bend on the South up to Bell/Frank Lloyd Wright on the North.  It extends from 56th Street on the west to Fountain Hills at the extreme east end.

What people like about this area is its proximity to everything that is Scottsdale and beyond.  Do you need to commute?  Access to and from state routes #101 and #51 are nearby.  Is golf your game?   You are within minutes of dozens of Scottsdale's finest golf courses.   Perhaps shopping is your sport of choice?  Then check out dozens of awesome shopping spots, such as Kierland Commons, an extremely popular dining area on the Phoenix side of Scottsdale Road, is just a few minutes away.

Many schools that are the first choice for parents are found here.   Two excellent school districts, the Scottsdale School District, and the Paradise Valley School District should both be checked out.  Also, numerous private and charter schools are located in Scottsdale.


Scottsdale Airpark Communities

Custom home in ScottsdaleIf convenience and affordability are important to you then take a look at the Scottsdale Airpark communities.  These communities are located within minutes of the 101 Pima Freeway, shopping, dining, work, schools and recreational activities.

The Scottsdale Airpark is one of the Valley’s largest employment sectors.   Almost 50,000 people are employed in an area that surrounds the City of Scottsdale’s Municipal Airport.  It is projected that the Scottsdale Airpark will become the Valley’s leading employment area by 2010. 

What is especially nice about the Airpark communities from a day to day living aspect is its affordability.  Condominiums start in the $150,000 range while single family homes are priced from $330,000 and up.

Wonderfully diverse communities make up the neighborhoods within the Airpark.  On the one hand you have the “Cactus Corridor” which is an equestrian section from the 101 Freeway east along Cactus to Frank Lloyd Wright Blvd.  With an abundance of large lots, (many equestrian friendly), this area is being preserved by the City of Scottsdale to keep its equine flavor.  Beautiful homes in a more rural setting can be found in these parts.

Some of Scottsdale’s neighborhood charmers are found here as well.  Communities such as Buenavante and Rancho San Carlos, Sweetwater Ranch, Mountainview Ranch and Powderhorn Ranch, along with Sunrise Estates and Stoneridge Estates are located here.   For golfers, there’s the Scottsdale Country club, a planned unit development surrounding lush Starfire Golf Course.

Newer (1990's) communities located east of The Pima Freeway (#101) and north of Cactus Rd are located within minutes of the Airpark, freeway access and almost everything else. Single family home prices in these neighborhoods run from the $400,000 range and up.


The Shea Corridor

Scottsdale Mountain HomeDo you like mountain and city light views or nearby access to premium healthcare facilities?  Well, along Shea Blvd heading east from Scottsdale Road, you'll find a splendid diversity of upscale neighborhoods.  A number of these communities, such as as Ancala and Scottsdale Mountain, are newer developments with fabulous mountain and city light views. 

This area could also be known as "The Medical Mile" by the sheer numbers of quality health care facilities that are located here, including the Mayo Clinic, Scottsdale healthcare and a myriad of excellent medical facilities.

The Ranches

McCormick Ranch Golf Course ImageSome of North Scottsdale's earliest planned unit developments are located south of Shea Boulevard and east of Scottsdale Road, such as McCormick Ranch and Scottsdale Ranch.  Developed in the 1970's and 1980's, these communities are stunning in their lush, mature landscaping and well-kept neighborhood appearance.

Prices in McCormick Ranch range from the $400,000 to over $1,200,000 for single family homes.  Scottsdale Ranch prices range from $500,000 to $1,500,000.

"Amazement in Progress "  or "Alive from the Dead "

South Scottsdale ImageJust five years ago, South Scottsdale and the downtown Scottsdale area lacked vision and major public participation.  Comatose, flat-lined, and coffin-ready may have been used to describe the life level back then.  But what’s currently happening in South Scottsdale, and especially the downtown Scottsdale area is truly amazing.  Progress is arriving in a hurry!

If you haven’t been to downtown Scottsdale recently, take the time to have breakfast, lunch or dinner and just walk around.  A good place to start is at the Scottsdale Chamber of Commerce where a wealth of helpful information and maps exists to save you time and help you get around.

There is a sense that a civic and private partnership of vision and greatness is happening here in a major way.  Best of all, for now at least, there are still affordable homes available.

The energy that is transforming this area is really quite new and exhilarating.   There are neighborhoods that are being seriously upgraded, house by house, and owner by owner.  Pride of ownership is never more noticeable than here, now, at this time.

The Scottsdale City Council has stated for the past couple of years that the revitalization of the southern portion of Scottsdale is their number one priority.  As one of the most acclaimed tourist areas in the state of Arizona, downtown Scottsdale, also known as "Old Scottsdale",  provides an eclectic mix of southwestern and contemporary art galleries, specialty retail stores, upscale dining, active nightlife and museum elements for residents and visitors alike.

Since the beginning of 2003, downtown Scottsdale has seen a total of $1.235 billion (with a "B") in new private investment activity either complete, underway, or planned.  South Scottsdale has seen a total of $415 million in new investment over the same time period.  Therefore, over the past 2 ½ years, southern Scottsdale has seen a grand total of $1.65 billion in new private investment. Adding in the total public investment in this area (about $353 million) brings the grand total of new investment in this area to over $2 billion since 2003. This investment has been in all sectors - residential, office/employment, retail, hotels, and cultural/institutional.

South Scottsdale has seen about 2,600 new residential units built or planned since 2003.  Of these, 2,166 are located in downtown Scottsdale, with an average announced sales price of over $500,000, while south Scottsdale is adding about 419 units at an average price of about $350,000.  At the typical City average of 2.1 residents per unit, this would equate to the addition of over 5,400 new residents in this area.

Major new office projects built or announced since 2003 include the ASU Scottsdale Innovation Center (ultimately 4,000 jobs occupying 1.2 million Sq Ft), the Portales 2 office building (100,000 Sq Ft) and the offices at the Scottsdale Waterfront (100,000 Sq Ft).

The majority of new money seems to be in the new construction of downtown condos, often called lofts.  These pricey new digs are really appealing to singles and couples who want to be on the waterfront and/or at the heart of the nightlife in Downtown. Second homeowners are also finding these upscale “Lock and Leave” condos especially appealing.

The upscale and eclectic downtown area (including Old Scottsdale) is located in South Scottsdale, and has become an amazing story in itself.  More on "The Downtown" later on as NorthScottsdale.com continues to grow in content.  And of course, one of Scottsdale's super upscale shopping centers is right in the heart of downtown - Scottsdale Fashion Square
